Cold drafts and a room you cannot heat

Often the sash is not the problem. Air commonly comes through the gap between the frame and the rough opening behind the trim, where the original fibreglass batt has settled. Untrimmed and properly foamed, that alone can transform a room.

When the sash itself leaks, worn weatherstripping and failed sash locks on old double-hungs are replaceable. Full replacement is the answer when the frame is rotted or racked out of square.

Fogged or cloudy glass between the panes

The insulated unit has lost its seal and the desiccant is saturated. The frame, sash, and hardware may be perfectly fine. In many cases the glass unit alone can be replaced in the existing sash for a fraction of a full window, particularly on units under about fifteen years old.

At altitude, seal failure is more common than it is at sea level, which is why this is one of the top two calls we get.

Hail damage and storm claims

Front Range hail cracks panes, dents cladding, and tears screens. Damage is documented per opening with photographs, which is what an insurance adjuster needs. Installers experienced with claim documentation make the paperwork far less painful.

Street and highway noise

On the Colfax, Broadway, Federal, and I-25 corridors, noise beats efficiency as a motivation. Laminated glass and unequal pane thicknesses cut sound far more than adding a third pane of the same thickness does. Ask for an STC rating rather than a general promise of quiet.

Stuck, painted-shut, and unsafe sashes

A bedroom window that will not open is a life-safety issue, not an inconvenience. Painted-shut sashes on older homes can often be freed and rebalanced. When the cords, pockets, and jambs are gone, replacement is the reliable answer.

Basement egress and finished bedrooms

Finishing a basement bedroom in Colorado means meeting minimum opening area, clear width and height, sill height above the floor, and well and ladder requirements. Cutting a new egress opening into a foundation wall is structural work with its own permit, and it should never be quoted as a simple window swap.
